These General Conditions apply to all offers and agreements relating to our holiday homes. Changes in the general conditions are only valid after being positively authorised by advertiser.
All prices are in Euro’s and VAT is included. Costs for the usage of water and internet are including.
In the period from 1 May untill 1 October the rent also includes the incidental costs for gas and electricity.
In the period from 1 October untill 1 May the tenant must pay the fee for gas and electricity consumption. This is consumption dependent fee. This is an amount of ca. 35,-Euro for a week and 25,-Euro for a midweek or weekend. This consumption dependent costs will be deducted from the deposit.
All information we give you on the website or otherwise are given with the greatest attention and care for the accuracy. However we cannot be held responsible for any inaccuracies and/or changes made at a later time.
- Reservation is possible by online booking, mail, telephone, computer, letter or personally to the advertiser. After reservation the tenant will receive a booking confirmation and after your down payment of 30 % of the total rental costs the booking is definitive.
- The remaining rental amount is to be transferred to the account of the advertiser 6 weeks before arrival. In the event of late reservation within 6 weeks before the start of your stay the total costs amount must be paid immediately.
If, after a notice, the rental amount is not transferred to the account of the advertiser, the advertiser is entitled cancel the agreement with immediately. In that case the down payment will not be returned to the tenant.
- In reservation in 4 weeks before the start of your stay the total costs amount must be transferred to the account of the advertiser before the start of your stay.
Cancellation by tenant is only accepted by writing during the first 8 days after the reservation date; unless the stay in the holiday house is 6 weeks after the reservation date.
The agreement can be cancelled until 60 days before the start of your stay, however the down payment ( at the least of 30 % ) shall not paid back.
By cancellation within 60 days before the start of your stay the entire reservation amount must be paid.
In case of a war, strikings and any nature disaster or other force majeure , the advertiser can cancel a reservation. Naturally the reservation amount, paid by tenant, will be paid back in these circumstances..
The down payment must be transferred to the account of the advertiser within 8 days after receiving the rental agreement of the booking confirmation.
The remaining amount must be transferred to the account of the advertiser within 6 weeks before the start of your stay in our holiday house.
The deposit is € 100,-- The deposit is paid together with the total rent costs.
The deposit will be transferred back by advertiser within two weeks after departure of the holiday house; costs for the repairment of any damage is deducted from the deposit. If the deposit is not sufficient, than the tenant shall pay the total damage costs by first request.
The tenant must immediately report any loss or damage to the owner / manager.
Cancelling of the agreement by the owner / manager
If the tenant does not behave like a ‘good’ tenant in spite of notification by the advertiser or the manager of the holiday house, the rental contract can be terminated immediately, without paying back the remaining amount.
In the case of cancellation of the agreement,the tenant is forbidden to entrance the holiday house.
A ‘good’ tenant uses the properties of the advertiser in a normal way and he is not a nuisance to another.
It is not allowed to take blankets, pillows or other furniture outside the holiday house for example to the terrace, lawn or to the beach. It is also not allowed to make noise nuisance after midnight.
If there are staying more persons in the holiday house than indicated in the rental agreement, the advertiser or manager can cancel the agreement. The remaining rental fee will not be paid back in this situation.
At each rented holiday home there are two private bicycles. The tenant must these bikes use entirely at his own risk; however, he is liable for damage to, loss or theft of the cycling and for any injuries sustained as a result of use of these bikes. The owner / manager accepts no liability for any personal injury, consequential damages or any damages whatsoever.
Arrival and departure
The arrival time of the tenant is expected to be after 3 PM. The checkout time on the day of departure is at 10.00 PM.
In accordance with the manager the arrival time or the departure time can be changed. In case of a rental period, a week of longer Friday is mostly the day of arrival and the day of departure. In accordance with the advertiser the day of arrival and/or departure can be changed.
Pets are allowed, if the tenant has asked permission by the advertiser..
The costs for the final cleaning are mentioned in the agreement.
The tenant is the person which is mentioned in the agreement.
The tenant is liable for all losses and/or damages arising to the rented accommodation by himself and/or other users during the usage. A damage will be immediately noticed by the tenant to the manager.
In that case the tenant must pay the costs for repair or replace The advertiser does not accept any liability for:
- Missing, loss of or damage to goods or persons, of any nature whatever, during or as a result of a stay in our holiday house.
- For disruptions in the services or defects in services provided by third parties. The advertiser is not liable for decrease in value or damage of belongings of the tenant or other users of the holiday house, regardless of whether this is the result of actions or omissions by the tenant itself, or of third parties who are in the holiday house . The advertiser is also not liable for defects in the holiday house or misuage of the furniture in the holiday house.
- A possible liability of advertiser is in any event limited to the maximum amount payable by the insurance company of the advertiser in such events.
Shortcommings that are noticed before or during the rental period are to be reported to the manager immediately.
This will be a prevention for possible complaints.
Our house is clean and nice.
The holiday house is for normal living and the tenant must leave the house swept clean at his depart.
The furniture and the garden facilities must be put on the same place as encountered in the beginning.
Bed linen, bath towels, kitchen towels etcetera are not included in the rental amount.
The tenant must bring along his own bed linen, bath towels and kitchen towels etcetera with you. In the holiday house you will find an information map for instructions and nice trips in the surroundings.
During wintertime the waterpoints outside the house and in the garden house ( holidayhouse Patrijzenlaan 15 ) are closed.
Any technical problems should be reported to the manager.
How to get the key ?
The key hangs in a key box that against the wall of the rented property is confirmed. The tenant need to get a code. He will get this code not later than two days prior to your first day of your holiday in our holiday home.
The tenant must leave the holiday house swept clean. No dirty dishes should be left behind, bed clothes should be folded. The kitchen and refrigerator should be clean and the garbage bag is to be put in the grey container.
The dishwasher should be empty and the dishes are to be put clean in the cupboard.
If the dishwasher is not empty, can be deducted from the deposit 5 euro
The microwave, grill and oven must also be clean. Empty bottles should be put in the bottle container.
The tenant must close all the windows and doors. The plug of the coffee apparatus must be out of the electric point.
The refrigerator must be out of working and the door must be open.
The heating in the living room is to be set up at 10 degrees Celsius.
If the tenant has used the fireplace in holiday house Leeuwerikenlaan 6, it must be left behind in proper order.
The advertiser / manager is allowed to perform an inspection at departure.
The agreement between the tenant and us is exclusively governed by Dutch law.
